Rental yield calculator (UAE)
Gross rental yield = annual rent ÷ property price. Net yield deducts service charges, maintenance, insurance, management fees and empty periods. A AED 1.6 million apartment let at AED 110,000 a year has a gross yield of 6.9%; after AED 23,000 of costs and 2 empty weeks the net yield is about 5.2%.
